What LeaseOS is

LeaseOS is a software platform that helps property owners and property management companies manage the rental leasing process. It uses an AI assistant to respond to inquiries from prospective renters, answer questions about a listing, schedule tours, and collect application documents.

LeaseOS is not a real estate broker, landlord, or property manager. We do not own, lease, or manage any property, and we do not make leasing decisions. All decisions about whether to rent a property to a particular applicant are made by the property owner or manager.

For prospective renters

Accuracy of information. You agree that the information you provide about your income, employment, rental history, and other qualifications is accurate and complete.

No guarantee. Inquiring about a property, scheduling a tour, or submitting information through LeaseOS does not create any obligation on the part of the property owner or manager to rent to you, and does not reserve or hold a property.

AI-generated responses. Some responses you receive through LeaseOS are generated by an AI assistant on behalf of the property owner or manager. While we work to keep these responses accurate and grounded in the listing information provided to us, they may contain errors and should not be relied on as the final word on a property's terms, availability, or requirements. Confirm important details directly with the property owner or manager.

For property owners and managers

Your responsibilities. You are responsible for the accuracy of the listing information you provide, for the qualification criteria you configure, and for all leasing decisions you make. You are responsible for complying with all applicable laws governing residential rental housing, including federal, state, and local fair housing law, tenant screening law, and any applicable local ordinances.

Fair housing. You agree not to configure LeaseOS, or use it, in any manner that discriminates against a prospective renter on the basis of race, color, religion, sex, national origin, familial status, disability, sexual orientation, gender identity, source of income, or any other characteristic protected under applicable law.

Account security. You are responsible for maintaining the confidentiality of your account credentials and for activity that occurs under your account.

SMS messaging program

LeaseOS operates two separate, optional SMS programs. Both require affirmative opt-in through a checkbox that is unchecked by default.

Renter messages. A prospective renter may consent to receive recurring automated text messages from LeaseOS about their rental inquiry, tour scheduling, application updates, and related leasing communications. Consent is not a condition of renting, applying, or scheduling a tour.

Landlord operational alerts. An account user may consent to receive recurring automated operational text messages about new rental inquiries, property-match issues, scheduled or rescheduled tours, and related leasing activity, after verifying their mobile number with a one-time code. Consent is not required to use LeaseOS.

For both programs, message frequency varies. Message and data rates may apply. Recipients may reply STOP at any time to opt out, whether or not a particular message includes opt-out instructions. Reply HELP for assistance, or contact trevor@leaseos.ai.

Carriers are not liable for delayed or undelivered messages.

Acceptable use

You agree not to use LeaseOS to send unlawful, harassing, deceptive, or discriminatory messages; to submit false information; to attempt to gain unauthorized access to the platform or another user's data; to scrape or copy the platform; or to interfere with the operation of the service.

Availability

We aim to keep LeaseOS available and functioning, but the service is provided on an as-is basis. We do not guarantee uninterrupted availability, and we may modify, suspend, or discontinue features at any time. LeaseOS is currently in an early access period, and features may change.

Disclaimers and limitation of liability

To the fullest extent permitted by law, LeaseOS is provided as is and as available, without warranties of any kind, express or implied, including warranties of merchantability, fitness for a particular purpose, and non-infringement.

To the fullest extent permitted by law, Visium Media LLC will not be liable for any indirect, incidental, special, consequential, or punitive damages, or for any lost profits, lost data, or loss of goodwill, arising out of your use of the service. Our total liability for any claim arising out of these Terms will not exceed the greater of the amount you paid us in the twelve months preceding the claim or one hundred dollars.

Indemnification

If you are a property owner or manager using LeaseOS, you agree to indemnify and hold harmless Visium Media LLC from any claim arising out of your listings, your leasing decisions, your compliance or non-compliance with applicable law, or your misuse of the service.

Termination

We may suspend or terminate access to LeaseOS at any time, including for violation of these Terms. You may stop using the service at any time.

Governing law

These Terms are governed by the laws of the State of New York, without regard to conflict of law principles. Any dispute will be brought in the state or federal courts located in New York, New York.

Changes

We may update these Terms. Continued use of LeaseOS after an update means you accept the revised Terms.
